Airbnb invoicing in France: when is it actually mandatory?

Is the Airbnb receipt always enough? Not necessarily. Here are the precise rules by client type and how to automate the cases where a formal invoice is required.

A costly gray area

Among short-term rental hosts, one question keeps coming up: do you need to provide formal invoices to Airbnb and Booking.com guests, or is the platform receipt sufficient?

The answer, as with most things in French tax law, is: it depends.

What the law actually says

The fundamental distinction comes down to the nature of the guest.

For personal travelers (B2C), the receipt generated by Airbnb or Booking.com is sufficient documentation. As a furnished rental operator, you're not required to issue a separate invoice for these bookings.

For business travelers (B2B), the situation is radically different. When a guest books on behalf of their company — business travel, seminars, consulting assignments — they have the right to request a compliant invoice. And as a registered LMNP operator, you're obligated to provide one.

The real scale of the issue

Across a typical portfolio of 50 monthly bookings, roughly 10% involve business travelers. That's 5 invoices per month, or 60 per year — enough volume to warrant a structured process, but too low to justify involving an accountant.

Each of these invoices must include mandatory French legal mentions: SIRET number, sequential numbering (INV-2026-001, INV-2026-002…), stay details with dates and nightly rate, VAT where applicable, and payment terms.

The platform gap

Neither Airbnb nor Booking.com generates this type of document. Their receipts are designed for travelers, not corporate accounting departments. The result: hosts must create each invoice manually, typically in Word or Excel, with all the error and compliance risks that entails.

The average time observed is roughly 10 minutes per invoice when produced manually. Multiplied by 60 annual invoices, that's 10 hours of pure administrative work.

Automation as the solution

Modern rental management tools can now automate this entire process. Importing reservations from platforms, detecting business guests, generating compliant invoices with all required legal mentions — everything can be handled in under 30 seconds per invoice.

The benefit isn't just time savings. It's also about compliance: legal mentions are added automatically, numbering is sequential and unbroken, and every document is archived for potential tax audits.

An often overlooked scenario

Personal guests regularly request invoices too — for insurance reimbursement, travel expense claims, or simply their own records. Having a system that can generate this document in seconds transforms a potentially stressful request into a formality.

The question, then, isn't just "is it mandatory?" but rather: "am I ready when someone asks?"
